We are seeking a highly experienced and detail-oriented Residential Construction
Project Manager to oversee and manage multiple concurrent residential projects in Karachi.The successful candidate will be the primary point of accountability for all site operations, ensuring projects transition smoothly from planning to final handover. This role requires exceptional leadership, strong communication, and the ability to manage budget, schedule, quality, and daily site logistics remotely with minimal direct supervision.
Core Responsibilities
The Project Manager will be responsible for the full project lifecycle, including but not limited to:
1. Project Planning & Pre-Construction
● Scheduling: Develop, manage, and update detailed project schedules to ensure all milestones and deadlines are met.
● Budget Management: Create, monitor, and control project budgets, tracking all expenses, change orders, and costs against the allocated budget.
● Procurement: Oversee the material ordering, delivery, and inventory management process.
● Contract Management: Prepare bid packages, negotiate contracts with subcontractors and suppliers, and manage all contracts to ensure compliance.
● Regulatory Compliance: Secure necessary building permits and ensure all construction activities adhere to local Karachi (KDA/DHA/Bahria) building codes and regulations.
2. Site Supervision & Execution
● Daily Site Oversight: Conduct frequent and thorough site visits to monitor progress, quality of work, and site cleanliness.
● Team Leadership: Supervise and coordinate the activities of lead carpenters, on-site labor, and various subcontractors.
● Quality Control (QC): Implement and enforce strict quality standards, inspecting all work phases to ensure compliance with blueprints, specifications, and client expectations.
● Safety Compliance: Enforce all Health, Safety, and Environmental (HSE) protocols on site.
● Problem Resolution: Proactively identify potential risks and delays (e.g., material shortages, design conflicts) and implement effective solutions to keep the project on track.
3. Communication & Reporting
● Stakeholder Communication: Serve as the primary point of contact for architects, engineers, and subcontractors.
● Remote Reporting: Provide daily and weekly progress reports (including photos, site logs, and budget updates) to the management team in Lahore using specified project management software.
● Documentation: Maintain comprehensive project documentation, including daily logs, RFI's (Request for Information), inspection reports, and change order documentation.
Required Qualifications & Skills:
● Experience: Minimum 3 years of proven experience managing multiple concurrent residential construction or remodeling projects.
● Education: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field (or equivalent practical experience).
● Technical Skills: Proficient in reading and interpreting blueprints, technical drawings, and specifications. Strong knowledge of local construction methods and materials used in Karachi.
● Software: Proficiency in MS Office (Excel, Word).
● Leadership: Proven ability to lead, motivate, and manage trade workers and subcontractors effectively.
● Personal Attributes: Highly organized, detail-oriented, excellent time management, and problem-solving skills. Must be reliable, trustworthy, and able to work independently.
