PROJECT DIRECTOR (HIGH RISE BUILDING CONSTRUCTION)

Landmark Commercial High-Rise Development, DHA Tower, Karachi

About the Project:

Defence Housing Authority (DHA) Karachi invites applications from highly accomplished construction professionals to lead the execution of DHA Tower, a landmark mixed use commercial high rise development comprising retail, office, parking, amenity and MEP facilities.

The project consists of a G + 24 commercial tower with an estimated construction cost of approximately PKR 6.5 to 7.5 Billion and an execution period of approximately 36 to 48 months.

Construction will be undertaken by a leading national construction company. The selected Project Director shall act as DHA's Owner's Representative and will lead the Project Management Team responsible for supervising the contractor, consultants and all project stakeholders from mobilization through final completion and handover.

POSITION PURPOSE:

This position is exclusively intended for senior professionals having substantial experience in delivering large scale commercial high rise building projects.

KEY RESPONSIBILITIES:

The Project Director shall be responsible for:

• Overall execution of the DHA Tower Project on behalf of DHA Karachi.

• Leading the Project Management Team during construction.

• Managing the EPC/Main Contractor, Architects, Structural Engineers, MEP Consultants, Quantity Surveyors and Specialist Consultants.

• Monitoring construction progress against approved master programme.

• Administration of construction contracts including claims, variations, extension of time and payment certifications.

• Ensuring compliance with approved drawings, specifications and applicable building codes.

• Supervising structural works, architectural finishes, façade installation, MEP systems, elevators, fire protection, HVAC, ICT infrastructure and testing & commissioning.

• Reviewing construction methodologies and recovery plans.

• Managing project cost, schedule, quality and risk.

• Coordinating with statutory authorities and utility agencies.

• Providing monthly progress presentations to DHA Executive Management.

• Leading project close out, snagging, commissioning and final handover.

ESSENTIAL EXPERIENCE:

Applicants should demonstrate of the following:

• Minimum 15 years' experience in construction of commercial building projects.

• Minimum 10 years in senior project leadership roles.

• Successfully delivered at least TWO commercial high-rise buildings of 15 storeys or above.

• Direct experience managing projects valued at PKR 5 Billion or above (or equivalent international value).

• Experience as Project Director, Resident Engineer, Construction Director, Owner's Representative or Project Manager on major commercial developments.

• Hands on experience managing reinforced concrete high-rise structures.

• Proven experience in façade systems, MEP coordination, elevators, HVAC, fire protection and commissioning.

• Extensive knowledge of FIDIC construction contracts.

• Strong experience in contractor management and construction supervision.

DESIRABLE EXPERIENCE:

Preference shall be given to candidates having experience in:

• Commercial Complexes

• Business Parks

• High Rise Corporate Buildings

• Premium Retail Developments

• International projects in the Karachi, UAE, Saudi Arabia, Qatar or other GCC countries.

EDUCATION:

Bachelor's Degree in Civil Engineering is mandatory.

Master's Degree in Construction Management, Project Management or Structural Engineering will be preferred.

Registration with Pakistan Engineering Council is mandatory.

PROFESSIONAL CERTIFICATIONS:

Preference shall be given to candidates holding:

• PMP

• MRICS / FRICS

• Chartered Engineer

• CCM

• FIDIC Contract Management Certification
