Job Summary:
The Residential Real Estate Market Research Analyst will be responsible for sourcing, gathering, and analyzing residential property data. This role involves building investment models, identifying opportunities, and evaluating financial metrics to support real estate investment decisions.
Key Responsibilities:
Data Sourcing & Collection: Use data collection (web) tools (Python, BeautifulSoup, Selenium) to gather data from public listings (e.g., Zillow, Redfin, MLS), and update databases with new or off-market opportunities.
Deal Identification & Qualification: Filter and prioritize investment properties based on criteria such as location, price, rental income potential, and neighborhood growth. Highlight distressed or undervalued listings.
Financial Modeling & Cash Flow Analysis: Build investment pro formas, estimate rental income, project operating expenses, and analyze financing structures (e.g., conventional loans, DSCR loans). Calculate investment metrics (e.g., Cash Flow, Cap Rate, IRR).
Market Research & Trend Analysis: Track economic indicators, rental market trends, and development pipelines in target neighborhoods. Prepare Comparative Market Analysis (CMA) reports.
Qualifications:
2 years of experience in real estate data analysis, financial modeling, and market research.
Experience with data collection(web) tools (e.g., Python, BeautifulSoup, Selenium).
Knowledge of real estate financial metrics (e.g., Cap Rate, Cash-on-Cash Return, IRR).
Strong analytical and communication skills.
Familiarity with real estate platforms (e.g., Zillow, Redfin, MLS) is a plus.
Preferred Skills:
Experience with real estate analysis software (e.g., PropStream, REIPro).
SQL or database management skills.
